Kanawha River and Coal River High Water Tables: The elevated water table in this area in conjunction with flat grading and deferred maintenance leads to our most found deficiency in this area – Water in the crawl space. This is an unhealthy condition for occupants, but can wreak havoc on the home itself as well.

Sub-Floor Framing & Joist Rot: Crawl space water leads to rotted out floor framing components. We often find that these damaged components have been improperly supported over the years and need a proper floor structure remediation to be up to modern standards and safe.

Exterior Covering: This area commonly has possible asbestos material (requires testing) that has been covered with more modern vinyl siding attached with furring strips. This is done to encapsulate the old siding and avoids the costly removal. However, it can create moisture issues and pose heavy remodeling costs if the buyer plans to renovate. These are important things to consider when buying a home. An independent home inspection will provide this level of guidance when these types of issues are observed.
