What does a high quality home inspection look like and what is covered? That's exactly why we created educational videos outlining our inspection services. 

Exterior

Here is a simplified overview of our 3-5 hour process: Our inspection process starts with a complete full circle examination of the exterior. We look for siding, window, or door damage and vulnerable spots of moisture intrusion. As we encounter decks or porches we examine the building methods and condition to verify they are safe and sound. While walking the grounds we also pay close attention to the grading to ensure there is a slope leading water away from the home and that gutters are properly diverted. We typically inspect the cooling unit, electrical entry line, and meter during this step.  

Interior

After completing the exterior, we then inspect the roof. During the roof inspection we first check the overall condition of the shingles or covering material. We look for excessive granule loss or damage. Next, we inspect the penetrations and flashing points where plumbing vents, flues, or chimneys penetrate the roof. During this process we also check the roof plane to verify it is straight. We typically conduct roof inspections with a drone, but on occasion we will walk the roof, inspect from a ladder, or use a docapole camera in extreme conditions The attic is a crucial part of getting the full picture of roof performance, which is done during the interior part of the inspection.

Foundation

We save the best for last: crawlspaces and basements. This is where we examine the structural components. The perimeter of the home is the foundation, the middle section is the beam held up by piers, and spanning across these two load bearing points are the floor joists. Each one of these structural components has a very specific role and it's important to report on cracking and areas of decay in the wood framing members. As we crawl through crawl spaces or walk through the basement we also look closely for signs of moisture intrusion and water. We also see plumbing, drains, electrical components, and occasionally a furnace in the crawl space.
