We are loyal to you, not the sale

Confident Home Buying Starts with an Independent Inspection. We don’t work for the agent. We don’t work for the deal. We work for YOU.

When you are about to sign a 30-year mortgage and spend hundreds of thousands of your hard-earned dollars, you deserve unwavering integrity and FREEDOM from sale pressure.

We aren’t on the list of soft inspectors, and we are proud of that. Our job is to tell you the truth about the house, not to sell it to you. We work exclusively for our clients - not real estate agents, not the lenders, and not the sale. That means your questions matter. Your concerns matter. Your confidence matters.

We cover the I64 corridor between Charleston, WV and Huntington, WV which covers areas like Barboursville, Milton, Hurricane, Scott Depot, Cross Lanes, South Charleston, Marmet, Clendenin, and Elkview. Our service area goes Up I77 to Parkesburg, WV covering the surrounding areas like Ripley, Ravenswood, Kenna, Sissonville, east to Spencer, and west to Point Pleasant. We also go south beyond the Southridge area down US 119 to Logan covering the areas like Logan, Danville, Madison, and Chapmanville.

The “Soft Inspector” Problem

Many home inspectors rely heavily on referral lists, which can create pressure to keep reports short, avoid "scaring" buyers, or make the inspection process more convenient for the transaction. These are what we call soft inspectors. We choose a different approach.

When you hire us, our job is simple:

  • INSPECT the home thoroughly

  • EXPLAIN what we find clearly

  • HELP you understand what you are buying before you commit.

Our promise is unwavering integrity - we will never soften or overlook defects for the sake of the sale. You deserve an inspection that is focused on your best interest.

What you can expect: Total Transparency

No one is perfect, and a home inspection is a snapshot in time. It is impossible to observe every single hidden or inaccessible defect. Weather, timing, and seasonal changes affect a house constantly, and living in a home always reveals the most information.

With that truth said, we are the most thorough home inspectors in our market.

Our average inspection uncovers about 40-50 items.

Our reports are designed to be your complete unbiased homeowner's guide, and previous clients tell us they use it for their checklist for improvements and maintenance. This high-quality reporting style combined with our thoroughness leads to a lot of notes and information for you to make a well informed decision for items needing immediate repair or down the road improvement.

Our average on-site evaluation lasts about 3-5 hours.

We highly encourage you to attend the inspection. We want to educate you on-site, explaining the inner workings and major systems of your future home.

If a home has concerns that may affect your budget, safety, or decision-making, you deserve to know that before closing.

An independent inspection gives you the clarity, confidence, and honest information you need to make the right decision for yourself or your family.

Choose FREEDOM for your home inspection for maximum protection.

A message from the owner, David Dew

I started this business to be an independent business owner who provides top-notch consumer protection. Early on, I was shocked to discover that the industry standard for marketing isn't directed to the clients we actually serve, but to a third party. Most home inspection businesses acquire their clients simply by getting on a real estate agent's preferred list. Personally, I see this as a built-in conflict of interest when we are contractually and ethically required to act independently and without bias.

That’s not to say anything bad about agents or other inspectors—it is simply the industry norm. In fact, that is exactly how I started this business. I marketed directly to real estate agents and worked hard to get on their lists. It worked very well for a long time, until we were labeled by some as “deal killers.”

Just to be clear: we do not kill deals. What kills a deal is an honest inspection uncovering major defects that the buyer decides they do not want to take on. That is the buyer's absolute right.

Fortunately, there are many high-integrity agents out there. Over the years, I have become close friends with many of them, and I am incredibly thankful for how I started this business because I never would have met them otherwise. We are still proudly on the preferred lists of many local agents who are genuinely happy to see a thorough inspection—even if it means a buyer walks away from a problematic house. These professionals have been a breath of fresh air to work with, and I want to dedicate this part of my message to saying a sincere THANK YOU to them.

Not all agents are bad, but there are bad apples in every industry. Behind the scenes - I have been screamed at, hung up on, and told I will never receive a referral again because I refused to soften a report or told the buyer the truth. The buyers never see this side of the transaction, but I sure have.

After years of dealing with that friction, we are trying something new. We are completely aligning our marketing with our actual on-site philosophy. Our inspections have always been conducted with unwavering integrity, and now our brand messaging matches that standard.

We look at the home inspection industry the same way the mortgage world views property appraisals—it should be a completely independent evaluation, entirely free from outside influence. Perhaps one day those strict, protective standards will carry over into our industry. Until then, I have total faith that our message will reach the right people, and our team will continue to provide the absolute best inspection possible with the highest level of integrity.
