No. You are the one taking the financial risk and it is your absolute right to choose your inspector. You should choose your own through checking typical consumer channels such as google or word of mouth (ask around!).

Unbiased is just that, we are not favoring anyone. We won’t make up defects for buyers, and we won’t ignore them for sellers. We are looking for factual defects and document them to report to our clients. The independent portion means that we aren’t working for anyone else in the transaction, but our client and that is you.

A “deal killer” is an industry slang for a home inspector that is perceived to be the killer of a deal. There are certainly some bad apples out there, but for the most part honest and thorough home inspectors get this label through finding many defects over the years where the buyer decided to walk away from the deal. We do not kill deals; this is the buyer’s choice and sometimes it happens because an honest home inspector uncovered an issue they did not want to deal with. You deserve to know if these things exist before closing.

You and your agent. We do this purely for administrative convenience. In the past we strictly provided it to the client only. This was a burden to both our clients and the agents, so we made this process smoother by obtaining your consent during the scheduling process and sending the report to both the client and the client’s agent upon completion. This allows your agent to immediately work on your behalf for negotiations or repair requests.

We do this to protect our multi-inspector scheduling calendar and guarantee our regional availability. This non-refundable deposit is to solidify your spot on our calendar. This policy allows our team to lock in and prepare for your inspection.

We find a lot, no one is perfect, but we pride ourselves on thoroughness. Not all issues are going to be major and there are a lot of findings that are very common. We have actually created a Common Findings Document to cover this!

We operate a 3-inspector team with an office manager. This means we are always ready and have capacity to be there for you when you need us. We can usually get you on the schedule within a week. Yes, and you absolutely should! This is the highest value that you will receive. Our inspectors walking you through the home and explaining everything is far better than looking at the report by itself. It gives you the chance to literally see for yourself and ask questions, so you know exactly what you are buying. We do ask for a head start though, so we can have some time to have 100% focus on the home. About an hour head start is enough for us.

Our thorough inspections take 3-5 hours depending on the house. This varies greatly between houses and inspections. A 3,000 sq ft house that was maintained very well may go faster than a 1,500 sq ft house if it is in poor condition. It just depends; this is not a one-size-fits-all type of question as it is case by case.
